Located in the Santa Barbara Riviera, The Arbolado is a 1922 Spanish Colonial Revival originally designed by Louise Murphy Vhay. The house’s design concept is primitive, devoid of much of the integral ornamentation that was more prevalent during its era. Instead, it leans heavily on interior form and light to create interest and a sense of place, lending it a strikingly ‘modern’ feel. The residence is also highly unusual in that it has undergone only one remodel in the past 100 years, completed by Lutah Maria Riggs in the late 1950’s as she experimented with ‘modern’ materials. The ensuing 70 years have seen little maintenance, but fortunately nearly all surfaces, fixtures, and fittings were preserved intact.
Given the historical significance of the house, the beauty of both the structure and its surrounding natural environment, and the home’s orientation to stunning city and harbor views, the soon-to-be new owners instantly fell in love with it, and approached us with a dream of bringing this time-capsule-like survivor back to its former glory as part of an extensive renovation. Our shared concept is a home that is fun and reflects the owners’ predilections while remaining rigorous and respectful in its restoration.
New work includes full restoration and consideration of every component of the house, by either repair, exactly matched reproduction, or the highest quality new fitting. The entire house has received a seismic upgrade to stabilize the old masonry and framed exterior walls, a full replacement of mechanical and electrical systems, and repairs and upgrades to existing floors and walls.
An addition has been made to the old service area of the house to help it flow and function for contemporary lifestyles. A bold new kitchen, primary and secondary bathrooms, and a lounge area all build on the fantastic bones of the original house. A detached studio receives similar attention.
As work progresses, it is becoming more clear that nearly every corner of the house has both an updated aspect and an original component. The blend of old and new shapes and forms, and a mix of original finishes and elegant new surfaces are making for a seamless update.
